PROPERTY MANAGEMENT SERVICES:

We firmly believe that property management has the ability to make the difference between a successful commercial real estate investment and an unsuccessful one.  Our professional property management team works with the owners to understand the near and long term goals and manage the property accordingly. 

The scope of our services varies depending on the owner’s wishes.  Services may include but are not limited to the following:

• Positioning property correctly in the market
• Collecting and depositing rent checks
• Marketing and leasing vacant space
• Overseeing property maintenance and upkeep
• Managing property emergency situations
• Dealing with tenant issues and concerns
• Analzing and tracking of lease terms, renewals, extensions, and terminations
• Dealing with maintenance, janitorial and other service contracts and employees
• Disbursing funds for property expenses and profits to owners
• Provide monthly, quarterly, annual statements for owners and their agents
• Develop strategies for contingencies funds for capital improvements
• Manage remodeling and redevelopment of property (extra fees may apply)

Each owner will have a contract that specifies the duties ANR will undertake as part of the management.  These duties are customized to for each specific owner and property so as to best meet their individual needs.
